Scalable Structure
Elevation77 is founded on three principle elements: a financial element, an operational element and on an asset portfolio. These elements are each supported by a program to ensure progress and success in each area. Through the accompanying programs - Elevation77 Opportunity Funds, an Elevation77 Management Group and Project-specific LLCs.
The Elevation77 Opportunity Funds
Our initial Opportunity Fund is the Elevation77 Opportunity Fund. This entity is a private equity vehicle and is closely held. Currently, assets from this fund are in-play with active projects and operations. Additionally, the planned Elevation78 Opportunity Fund has been concepted and designed as a Mezzanine funding round, with a dollar volume one order-of-magnitude greater than Fund 77.
The Elevation77 Management Group
This group actively analyzes, assesses, acquires, and transforms distressed real estate assets by deploying funds held in the Opportunity Funds. The Management Group brings to bear expertise in Real Estate, Engineering/Risk Management, Finance, Marketing, and Operations.
Project-specific LLCs
For each substantive project, an LLC is established. A diversified portfolio approach is applied to each Opportunity Fund portfolio. Assets within each portfolio will vary by geography, development type (brownfield vs. urban infill, for example), and size (multi-year vs. rapid). This approach offsets market risk, regulatory risk, and interest rate risk while optimizing the ROI for our investors.
